Housing Approvals - What's your indicator?

When meeting someone one of the first things they ask (aside from how are you) is highly likely to be “What’s Happening?”. Most of us usually respond with the same old things … – “well not much”, “this or that, the other”, or “flat out like a lizard drinking”. Generally it is just a bit of wasted small talk.
I like to be more specific. How much better to say “Well our housing market has been flat for the last few months, but since November it has improved 20% – we are hoping to capitalise on that growth in the next few months”. The conversation then may actually lead to something worthwhile – about leads or business growth or how you are going to achieve it. Let’s face it – anything other than small talk is probably a win.
One of the indicators of market activity in our (construction) industry is housing approvals. The graph attached shows monthly approvals of both houses and flats for the last 2 years. This is a great starting point for activity in our region and I would encourage anyone to get in touch with their HIA/Master Builders/AWCI industry representative if you need more specific data.
Aside from generalisations about the industry I use this data to measure our business against the market. Let’s face it you are never going to have 100% of the market share – and quite honestly you don’t want it. You do however need to find a good source of market data so you can try and gauge where you fit in. Do you want to grow or are you happy with your market share? Get the numbers/facts first and see if your dreams of growth are actually realistic.
